Listing Description

On the sand at Playa Juanillo, where Cap Cana opens onto a wide turquoise sea, Villa Guacamaya keeps its own counsel. Two sculptural volumes across nearly four acres, some 5,400 square meters under roof, nine bedrooms, and a shoreline that belongs, for the length of a stay, to a single family. The light arrives first, off the sea and through the glass, and the house is arranged to do little else but receive it.

The architecture is deconstructivist, a play of shifting planes and angles, and it earns its keep: every bedroom faces the sea, from the room itself or from its own balcony. Walls of glass, high ceilings, and art set through the rooms with the ease of a house that has always had it. Nothing is loud. Everything opens outward. The estate runs on solar power and softened water, the kind of thing a guest never notices and always feels.

Two flamingos on the reflecting pond are the estate’s living signature, a note of color in the gardens.

The house is composed as two wings, which is why a large group settles in without crowding, no one on top of anyone else. One wing holds three primary suites in sequence. The other gathers a fourth suite and five more bedrooms around the gardens. Nine bedrooms, room for as many as eighteen, and not one that turns from the sea.

The bedrooms
The suites. In one wing, the three suites take the best of the light. The most open of them faces the ocean, the beach, and the pool at once, with a chaise at the glass, a soaking tub, a private hot tub on the terrace, and double dressing rooms. The suite beside it keeps its own hot tub and steps down to the water. The third rests at ground level, without a stair to climb, the beach framed from the bed. Each is a king, each with its bath and a way out to the morning.

The garden wing. The garden wing gives onto the pool, anchored by a suite of its own. Two further king rooms sit alongside it, calm and generous, one with a shelf of books for the late reader. A third holds the widest view of the wing, beach, pool, and garden together through the glass. Two rooms with two queen beds each complete it, bright and easy, for children close to the pool or for friends who like to be near. Every room has its bath, its wardrobe, its terrace. No one wakes without the sea.

Water and wellness
Water is the estate’s first language, and all of it salt-purified. Two swimming pools, the larger running more than sixty meters along the terrace, long enough to swim properly. A thalassotherapy pool with hydromassage draws its water from the ground, and a heated jacuzzi completes the set. Indoors, a spa: sauna, Turkish steam bath, aromatherapy shower, and a massage room that opens to a garden. When the light goes, the firepit takes the evening, and the private beach waits a few steps beyond. It is a wellness retreat that happens to be a home.

Sport and leisure
The days need never leave the gates. A fully equipped gym, a paddle tennis court among the palms, kayaks at the shoreline. A cinema for the rare grey afternoon and a table for ping-pong. A six-seat cart to carry the party across the grounds and out along Cap Cana. And a bar-terrace where the day begins and ends, Sonos moving the music from the rooms to the pool.

Gathering
In the evening the house draws inward. Two dining rooms, a grand table for fourteen in the larger wing and a second in the other, with two chef’s kitchens and two industrial prep kitchens behind them, where a chef and sous chef move from breakfast to a formal dinner. At the heart of the house is the grand salon, a lobby made for events, with the piano and the billiards table under its ceiling. An office and meeting room wait for the morning that asks for one. The estate gives itself, whole, to one group at a time: a wedding, a private celebration, a brand launch, or a corporate retreat, and just as easily three generations under one roof. Its architecture and its light have made it a location for film and photography as well, when the owners choose to open the doors.

Service
Little is asked of a guest. A chef and sous chef, a service team, housekeeping through the day, a gardener, and security around the clock keep the estate running so quietly it seems to run itself. The staff keep their own quarters and service areas, unseen, so the house remains entirely the guest’s. A car is waiting before the plane has landed.

Cap Cana
The estate sits inside Cap Cana, the gated community that has become the address on this coast, home to Marina Cap Cana, a deep-water harbor for superyachts up to 250 feet and one of the Caribbean’s great sportfishing bases, where the tournaments fill the docks each season. Golf is a reason in itself: the Jack Nicklaus signature course at Punta Espada, ranked for years among the best in the Caribbean, with a new nine holes now open at Las Iguanas and a further nine to follow in 2027.

The beaches are the other reason. Playa Juanillo runs pale and calm just beyond the estate, with Api Beach and Caleton close by for a long lunch at the water’s edge. Beyond them, when a guest wants more: Scape Park and the Hoyo Azul cenote, polo and horses at the equestrian center, deep-sea fishing off the marina, and the tables and spas of Eden Roc, Sanctuary, and the St. Regis a few minutes from the gate. Punta Cana International Airport is roughly ten minutes away. Far enough to be apart. Near enough to be simple.
